Brookside Shopping Centre is one of the busiest suburban centres in Brisbane. The shopping centre precinct has more than 120 individual shops, is adjacent to multi-dwelling residential housing, and experiences significant traffic volumes throughout the day and night. The carparking capacity of the shopping centre had been compromised by the gradual erosion of the embankment, caused by the Kedron Brook running adjacent to the eastern side of the shopping centre boundary.

To prevent any further erosion and damage to the property, the shopping centre management company Retail First, needed a reliable contractor to manage the repair of the bank, the pavement and drainage onsite as well as secure the available property footprint. The project presented a number site issues for the Bellwether team to manage, including: Protected flora and fauna, working within a riverine environment and working within a contaminated land site.

What we delivered

Bellwether was first engaged as a construction estimating consultant through Bellwether Consulting Services to review the owner engineer’s design and provide an independent review.

The team identified a number of cost saving alternatives and provided the client with an attractive construction solution, which included recommendations for additional investigatory works to reduce the commercial risk.

The Bellwether team delivered all works associated with the construction of a new retaining wall along the Kedron Brook, as well as the reinstatement of the existing southern bank. These works provided successful erosion protection to the shopping centre.

Key outcomes

Achieving best practice environmental outcomes was of the highest importance to the client. Achieving this required complex environmental risk management as works were undertaken immediately adjacent to, and within, public waterways and parks. During works, the team identified the hatching of three Olive-backed Oriole birds in a nearby tree. The team employed spotters to ensure the chicks were not disturbed throughout the duration of the works. The Bellwether team also grafted and replanted protected macadamia trees, to ensure the best environmental outcomes for the site and the client.

Bellwether navigated the complex geological and geographical aspects of the site with a thoughtful approach to construction methodology. This measured approach ensured that the project was delivered within the agreed timeframes and saved the client money.

Bellwether also ensured a number of key stakeholders, including the Brookside Executive team, community groups and public authorities, were informed and engaged throughout the project. This proactive engagement also assisted with managing traffic limitations at various stages.
